Whether you've lived in your home for two years or twenty, you probably have many
memories there. However, it must now be thought of as a product to be marketed to
potential buyers. Remind yourself daily that people and relationships are the focus of our memories, so that you will be ready when the right offer comes in.
Prepare Your House
There are many things you can do to maximize your home's selling potential. One of the
first items to consider is a pre-sale inspection. A home inspection provides information on
the physical structure as well as its operating systems. Safety issues and other defects will be
cited. Any issues that are discovered in the inspection can be addressed prior to showing
your house to potential buyers, avoiding time delays and/or costly negotiations.

~ CONDITION ~ LOCATION ~ PRICE ~
Condition, location, and price are the three key factors affecting the sale of all residential real estate. Obviously, a home's
location cannot be changed. However, its condition and price can! A house in 'like new condition' will likely sell for more
than its competition. No matter the age of your house, there are many steps that can be taken to promote a quicker than average sale at a higher than average price.
The Exterior- A Great First Impression
When a prospective buyer drives up to your house, they should see a neat appearing, well-maintained house and yard -
Grass mowed, shrubs trimmed, flower beds/gardens weeded and/or mulched, driveway and walkways clean and intact,
fencing in good repair. Curb Appeal!
Make sure that porches, decks and railings are neat, clean, and safe. Attend to peeling or chipping paint anywhere on the exterior of the house or other structures (sheds, garage, barn, etc.) including windows and trim. Roof shingles should appear intact and uniform in color and texture. Make sure that gutters and downspouts are intact and functioning, and all exterior lighting is operational.
The Interior- The Heart of the Matter
REMEMBER: We prepare homes for market differently than we prepare homes to live in.
Take steps to restore the interior of your home to 'like new' condition. This will mean de-cluttering and either intense
cleaning or replacing of various components. You may well spend days or weeks scrubbing, dusting, washing, waxing, polishing, shining, and even painting; but the effort you make will help determine how successful your home sale will be.
Imagine that you are a potential buyer (even invite a friend to do the same), then take an objective look at each room -
pay attention to the often overlooked areas such as walls, ceilings, floors, operation of appliances and plumbing/lighting
fixtures, as well as the rooms' overall appeal, and get to work!
ONE MORE TIP--Removal of certain distracting items can accentuate the positive features of your house. For example,
consider a room-sized rug that's covering a beautiful hardwood floor.
On each home showing day, it is important that the house be in the same or better condition than it appears in the listing pictures. It is much better to have the prospective buyer pleasantly surprised than disappointed that the show place they saw
in the pictures doesn't exist!
The Price is Right
Because pricing a house competitively is critical to a timely and profitable sale and there are many factors involved, an experienced and knowledgeable real estate agent is the best resource to help you determine the most effective list price range. Inaccurate pricing due to unrealistic expectations will likely cost the home seller valuable time and money.

Trading Keys for Cash
Once negotiations are completed and all contingencies have been satisfactorily met, it is time to prepare for the closing or settlement. This event, which results in the transfer of the property title from you, the seller, to the buyer, may take place
at an attorney's office, title company, or real estate office. It is at this time when the buyer signs mortgage and insurance
papers; and your current mortgage, if you have one, is paid off. You will receive a HUD-1 statement from the settlement company prior to the closing indicating the costs and fees involved for both the buyer and seller.
